Under LL152, compliance inspections must cover all exposed gas piping from the building’s point of entry to the gas meter and extend through public spaces, including hallways, corridors, boiler rooms, and mechanical rooms. Inspections do not include gas piping inside tenant units.
If your building does not contain a gas piping system, you’re still required to file a certification from a registered design professional stating there is no gas piping system present. This certification follows the same Local Law 152 inspection schedule.
Energo’s in-house LMPs will assess your building for:
- Gas leaks and carbon monoxide hazards
- Piping deterioration or corrosion
- Immediate fire or explosion risks
You’ll receive a Gas Piping System Inspection Report within 30 days of the inspection, detailing any required repairs and conditions found. If any dangerous conditions are found, Energo will take swift action.
The report must be filed with the New York City Department of Buildings (DOB) within 60 days. Missing this deadline can result in a $10,000 fine, with an additional $10,000 added each year of noncompliance.
