As a building owner or property manager, you have enough on your plate to deal with. You shouldn’t have to navigate the world of New York City Local Laws on your own, and with Energo, you don’t have to! For years, we have been providing fully comprehensive compliance solutions for our customers throughout NYC, and we have created an overview of some key local laws that might impact you.

Local Law 84

Local Law 84 mandates benchmarking and reporting of energy and water usage for buildings exceeding 25,000 square feet by May 1 each year. This report empowers you to understand your consumption patterns and identify ways to improve energy efficiency and save on energy costs. This law is a crucial tool in reducing carbon emissions, which will help prepare your building for the requirements of Local Law 97. Our qualified energy experts can conduct the benchmarking for your buildings, assess your current carbon emissions, and estimate any fines you may be responsible for.

Local Law 87

This Local Law requires buildings over 50,000 square feet to have energy audits and retro-commissioning measures performed and approved every 10 years. The objective of this is to ensure that buildings are staying up-to-date, and is an addition to the annual benchmarking reports required by Local Law 84. We can recommend reputable engineers and assist with and complete all retro-commissioning measures needed to complete and file the report.

Local Law 97

Introduced in 2019, Local Law 97 imposes emission limits on buildings exceeding 25,000 square feet. The law enforces increasingly stringent caps on emissions, targeting a 40% reduction by 2030 and an 80% reduction by 2050. To comply, building owners must improve their energy efficiency, and Energo’s 13-Point Inspection will help you identify cost-effective measures to reduce carbon emissions and avoid massive fines.

Local Law 152

Local Law 152 was established in 2016 to prioritize safety by mandating regular inspections of gas piping systems in buildings over 25,000 square feet. The law requires qualified inspectors to examine exposed gas pipes every four years, looking for leaks, corrosion, and illegal connections. After the inspection is done, you have 60 days to file the inspection report to prevent getting fined. Our in-house Licensed Master Plumbers and highly trained technicians can address any necessary repairs and ensure your building achieves Local Law 152 compliance.

Understanding these local laws is essential for buildings in the NYC Metropolitan area, as non-compliance can result in hefty fines. Energo is trained and ready to help you and your building navigate these local laws without any hassle. Learn more about our compliance services here, and contact us for more information.
